When they sign a management agreement, your next monthly statement waives the management fee entirely. 100% credit, applied automatically.

Submit a referral using the form below. We reach out to your contact, and if they sign a Casa Bella property management agreement, you receive one full month of free management — applied as a 100% credit on your next monthly statement after their agreement is signed.
No limit. Every signed referral earns another free month. If you refer five owners who all sign, you get five months of free management — applied to consecutive monthly statements.
A signed Casa Bella Property Management Agreement (executed via DocuSign) for at least one property. The credit is issued the first full month after signing.
On your next monthly owner statement after the referred owner's management agreement is signed. You'll see a line item labeled "Owner Referral Credit" applied as a 100% management fee waiver for that month.
If you add a new property to your existing Casa Bella portfolio, that's a portfolio expansion — not a referral. But thank you, and please reach out so we can discuss adding it.
We track first contact. If we're already actively engaged with the owner before you submit your referral, the credit doesn't apply. We'll always be transparent and let you know within 48 hours of submission.
We send a personal email mentioning that you suggested we connect (we can omit your name if you prefer — just note that on the form). No spam, no follow-up barrage. One thoughtful introduction.
