These Terms and Conditions govern your use of the Casa Bella Vacation Rentals website (casabellafl.com) and the services we provide, including vacation rental bookings and property management. By using our website or services, you agree to these terms in full.
Please read these terms carefully. If you do not agree, please do not use our website or services.
1. Reservations & Bookings
When you make a reservation through Casa Bella Vacation Rentals or a third-party platform (such as Airbnb or VRBO), you enter into a binding rental agreement for the property, dates, and guests specified. All bookings are subject to availability and confirmation.
You must be at least 25 years of age to book a property. By completing a reservation, you represent that you meet this requirement and that all information you provide is accurate and complete.
2. Payment
Payment is required at the time of booking or according to the payment schedule specified during checkout. We accept major credit and debit cards. All prices are listed in US dollars and include applicable taxes and fees unless otherwise stated.
Payment processing is handled securely by Stripe. Casa Bella Vacation Rentals does not store your full card details on our servers.
3. Cancellation Policy
Cancellations made more than 30 days before check-in are eligible for a full refund. Cancellations within 30 days of check-in are non-refundable.
In cases where we are unable to fulfill your reservation due to circumstances within our control, you will receive a full refund. We strongly recommend purchasing travel insurance to protect your trip investment.
Cancellation policies for bookings made through third-party platforms (Airbnb, VRBO, etc.) are governed by those platforms' policies, which may differ from the above.
4. Guest Responsibilities
As a guest, you agree to:
- Respect the property and leave it in the same condition as upon arrival
- Comply with the stated occupancy limits at all times
- Not host events, parties, or gatherings without prior written approval
- Comply with all applicable local noise ordinances and HOA rules
- Report any damage or maintenance issues to us promptly
- Not smoke inside any property unless explicitly permitted
- Comply with pet policies — only bring pets where explicitly permitted, and only the pets listed at booking
5. Damage & Security Deposits
You are responsible for any damage to the property or its contents that occurs during your stay beyond normal wear and tear. Damage charges may be applied to your payment method on file. We will make reasonable efforts to notify you before charging for any damage.
Some properties may require a refundable security deposit. If required, this will be disclosed at the time of booking.
6. Check-In & Check-Out
Standard check-in time is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability, and may incur an additional fee.
Access instructions and entry codes will be provided via email approximately 48 hours before your arrival. It is your responsibility to ensure we have a valid email address on file.
7. Limitation of Liability
Casa Bella Vacation Rentals is not liable for any injury, loss, theft, damage, or inconvenience arising from your stay, including but not limited to equipment failure, weather events, or acts of third parties. Our maximum liability to you shall not exceed the total amount paid for your reservation.
We make reasonable efforts to ensure all property listings are accurate, but we do not guarantee that every description, image, or amenity is perfectly up to date. If a material discrepancy exists upon arrival, please contact us immediately.
8. Property Management Agreement
Property management services are governed by a separate, signed Property Management Agreement between Casa Bella Vacation Rentals and the property owner. These Terms and Conditions supplement that agreement and apply to your use of the Owner Portal and any digital services provided by Casa Bella Vacation Rentals.
9. Owner Portal
Access to the Owner Portal is provided for your use only and may not be shared. You are responsible for maintaining the confidentiality of your login credentials. Notify us immediately if you suspect unauthorized access to your account.
The portal provides real-time data from third-party sources (including Hospitable and Stripe). While we make every effort to ensure accuracy, we cannot guarantee that all data is error-free. Always confirm financial matters directly with us.
10. Payouts
Owner payouts are processed monthly according to the schedule in your Property Management Agreement. Payouts are made via ACH direct deposit through Stripe. You are responsible for maintaining accurate banking information in the portal.
11. Website Use
You may use our website for lawful purposes only. You agree not to scrape, copy, reproduce, or redistribute any content from casabellafl.com without written permission. All content, including photos, text, and branding, is the property of Casa Bella Vacation Rentals or its licensors.
12. Governing Law
These Terms and Conditions are governed by the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these terms shall be resolved in the courts of Volusia County, Florida.
13. Changes to These Terms
We may update these Terms and Conditions from time to time. The updated version will be posted on this page with a revised "Last updated" date. Your continued use of our website or services after any changes constitutes your acceptance.
